It is for owners deciding who should look after a flat in Barcelona: one that is let to a tenant, or one that is empty or used part of the year. If you live in Barcelona and enjoy handling a tenant and tradespeople yourself, you may not need a manager at all.
How much does property management cost in Barcelona?
It depends on whether the fee is a share of your rent or a fixed amount. Fees for long-term lets are not set by law, so each provider decides how to charge.

The agency figures come from agency websites and guides, so treat them as indicative and compare written quotes. A percentage quote also differs on what the percentage applies to (rent due or rent collected), whether IVA is included and what else is billed on top.
Percentage or fixed fee: which costs less?
A percentage fee rises with your rent. A fixed fee does not. At a given rent, the difference looks like this:

At 10% plus IVA, a percentage fee costs less than €145 until the rent reaches about €1,200. Above that, the fixed fee is cheaper, and the gap grows with the rent.
The comparison is not exact. An agency's percentage often covers finding the tenant and signing the contract. Zaest does not search for tenants. If you already have a tenant, or an agency brings one, the comparison is closer to like for like. If you need someone to find one, a percentage agency may fit you better.

What is not included in the fee?
Under any model, some costs are separate:
Contractor work and materials.
Utility bills, insurance and other third-party costs.
Anything above the spending limit you agree, which needs your approval first.

Which costs stay with the owner?
The management fee is not your only cost. You still pay IBI, community fees, insurance and tax. When does each option make sense?
Managing it yourself: you live in Barcelona, enjoy it and the rent is low.
A percentage agency: you need a tenant found and want one provider for everything, and your rent is on the lower side.
A fixed fee: you already have a tenant, your rent is above about €1,200, or you want a cost that does not change when the rent does.
Property Management for an empty home: you live abroad and want keys, inspections and repairs handled, with a report after each visit.
