Beneficencia is a new-build residential development in Valencia's historic centre, delivering four contemporary apartments within a protected urban fabric. The project required navigation of archaeological and facade conservation requirements — constraints that shaped a development sitting respectfully within its surroundings while offering modern living.

The site's narrow footprint presented a real design challenge: creating spacious, functional apartments within a building envelope that left little room for manoeuvre. The layouts make intelligent use of every square metre, feeling generous despite the structural limitations of the plot.

The commercial case was validated early. Three of the four apartments were presold before construction began, reflecting the project's positioning in a central Valencia location with strong underlying demand. Beneficencia is an example of unlocking value in constrained, historically sensitive sites where complexity is the barrier to entry.
